How many nights
would you stay?

The system does not decide how many good nights you get. You decide what to spend them on.

The usual question is who gets August. COASI HOME's answer is not a blind draw: every family has a guaranteed right to the most sought-after dates and a budget of nights it decides how to spend.

The year is 365 nights split into four seasons. Every night has a token price: the most coveted cost three, the middling ones two and the quiet ones one. In total the year is worth 645 tokens, shared equally between the families.

In each season you have guaranteed nights nobody can take from you and a cap you may reach if dates remain free. Reaching every cap at once costs more tokens than you hold, so you always have to prioritise.

And priority rotates every year, alternating direction, so every pair of families faces off exactly 50/50. Whoever opens the summer closes Christmas.

How it works, in four ideas

Each season gives you a set number of secured nights, August and Christmas included. They do not depend on luck or on who books first.

Rotating priority

The picking order changes every year and alternates direction. Nobody always picks first or always last, and Christmas runs the opposite way to summer.

Tokens to decide

With your token budget you choose between many quiet nights or a few peak ones. The home adapts to the way you live.

Leftover dates

Anything unused stays open to any co-owner. In the end, no night of the house goes to waste.

The caps cannot all be reached at once: the budget only covers part of them. That is the piece that forces you to prioritise and keeps the calendar balanced.

The rotation, year by year

There are two rotations, one per window. The January window allocates summer and Easter; the June window allocates Christmas and the December bridge, in the reverse order.
